Advertising for your auction
We believe that one key to any successful auction is advertising. Here’s how we would go about marketing your property for sale:
We would begin with billboard signs around the property and along visible, highly traveled routes that would be strategic to attracting potential buyers to this property. We would mark the corners of the property with ribbons and set up special mailboxes with brochures next to some of the signs.
We will print 1000-1500 informational handbills (possibly color). Colored handbills are very attractive, but they do cost more.
Handbills will be sent on our updated mailing list of potential buyers of real estate as well as to real estate brokers. There will be plenty of handbills available for your family and us, as auctioneers, to place in as many public places as possible.
Approximately 3 weeks before the sale, the second tier of advertising would be presented. We have studied and found that this is the best time to create the most successful interest in those actually in the market to purchase the property. This advertising varies, based on the location and the type of sale, but here’s an example from a recent land sale near Rapid City, SD.

- Print ads in Tri-State Livestock News, Farmer & Rancher Exchange and The Bowman Finder (in North Dakota)
- Rapid City Journal
- Internet
- Ravellette Publications for handbills and ads in The Profit (shopper) and the New Underwood weekly newspaper
- Statewide classifieds
- The Nebraska Fencepost
- About eight signs
- Mailing List
All told, this came to less than $5,000.
The above list is just a sample and did not include colored posters. We would consult with you about the exact places you want ads placed. On your property, we would use more advertising in the area nearest your property, as well as statewide and regional ads to attract buyers and investors from farther away.
